Agree the responsibilities before the programme

Design and build in Singapore can combine design and construction within a coordinated appointment. It should still make the responsibilities for interior design, professional consultants, specialist works, furniture and client-supplied items explicit. We establish the proposed arrangement after reviewing the property and brief.

Make design decisions buildable

Drawings, material samples, fabrication information and quotations need to be reviewed together. Junctions, tolerances and access can affect the design. For residential renovation, office fit-out or hospitality refurbishment, the programme should allow time for decisions, approvals, procurement and installation.

Keep cost, changes and handover clear

A proposal distinguishes confirmed scope, exclusions and provisional allowances. Changes should record their design, cost and programme effects before approval. Site coordination, defects review and handover information follow the agreed appointment so the client can understand what has been delivered.

Is every SATU project appointed as design and build?

No. Consultancy and coordinated delivery arrangements suit different briefs. The proposal establishes the appropriate route and each party’s responsibilities.

Can I obtain a reliable price from photographs alone?

Photographs are useful starting information, but a reliable proposal needs plans, site conditions and a defined scope. Early allowances should be identified separately from confirmed quotations.
